Start with address and ZIP, wet rooms, approximate water depth and known source. Explain the discovery time and any access restriction.

2. Confirm the assessment arrangements.

Ask about current contractor availability, assessment charges and who needs to be present to authorize the proposal. Make uncertain details clear.

3. Agree the proposed pickup.

Review rooms, tasks, charges, exclusions, contents handling and payment terms. Ask how changes and extra recommendations are approved.

4. Discuss the handover.

Ask how remaining moisture is checked and explained. Confirm any separate equipment days or return visits, and retain the proposal and invoice.
